When Bremen 4 on Gärdet stood largely vacant after its former single tenant moved out, Studio Stockholm was commissioned by Humlegården to reposition the building as a multi-tenant workplace with long-term relevance, while retaining its strong architectural identity. Grounded in the idea of contrast, Duoliten works with the existing structure to introduce shared functions and social interaction. New layers enter into dialogue with the original framework, extending the architectural concept from the interior into the building’s external approach. The result is a contemporary workplace that respects the building’s history and establishes a clear, present-day role within a transforming urban context.

Challenge
• Reposition a largely vacant former single-tenant office property into a competitive multi-tenant destination with a clear identity.
• Transform a robust, introverted building with strong architectural character into an open, human-centered workplace.
• Establish long-term relevance in an area undergoing gradual transformation, without relying on future development plans.

Process
• Defined a strategic transformation framework based on the building’s architectural logic, context, and market position.
• Reprogrammed the property into a multi-tenant workplace with approximately 25,000 sqm of office space and a strong shared-services concept, activating ground-floor and public-facing spaces.
• Applied a sustainability-driven design approach, translating existing materials and structures into a refined contemporary expression through reuse and contrast.

Result
• A clear and future-proof repositioning of Bremen 4 as a distinct multi-tenant office destination with a strong and coherent identity.
• An entrance area combining a ground-floor restaurant with outdoor seating to support both tenant use and a broader public presence.
• An internationally relevant office environment anchored in the building’s inherent qualities rather than short-term trends, designed to function both today and over time.
