When a major tenant announced its relocation, Atrium Ljungberg saw an opportunity to redefine its property in Liljeholmen. Spanning 40,000 sqm and centred around a historic 18th-century courtyard building, the site offered strong existing qualities, yet significant untapped potential.

Studio Stockholm developed a long-term vision centred on health, wellbeing, and sustainability. Drawing on the site’s unique setting, where the waterfront, greenery, and historic courtyard converge, the ambition was to create a workplace experience that extends beyond the office itself.

Through a phased transformation strategy, the property’s identity has been strengthened and new shared amenities introduced. Fitness facilities, enhanced cycling services, activated outdoor spaces, and a strong sustainability agenda contribute to a more attractive destination for tenants, while establishing a framework for continued development over time.

Challenge
• Reposition a 40,000 sqm office property during a period of major tenant transition and increasing market competition.
• Create a stronger identity for an inward-looking and fragmented property with significant untapped potential.
• Integrate the site’s historical, green, and waterfront qualities into an attractive and future-proof workplace offering.

Process
• In close collaboration with Atrium Ljungberg, we developed a long-term strategy to reposition the property, with a strong focus on health, wellbeing, and sustainability.
• Defined a concept and phased development plan that leverages the site’s historic character, green surroundings, and waterfront location while strengthening its commercial appeal.
• Developed strategies for workplace concepts, shared amenities, entrances, reuse initiatives, and sustainability measures that support continued long-term development.

Result
• The property has gained a clear market position, with health, wellbeing, and sustainability at the core of the tenant offering.
• New amenities including a gym, upgraded cycling facilities, and activated outdoor spaces have enhanced both user experience and overall attractiveness.
• Vacancy rates have decreased from approximately 27% to 10%, while rental levels have exceeded the original business targets.
